Choosing a General Contractor
Regardless whether you are starting a big or a small project, you always need to have general contractor (GC) who will make sure everything goes well. The general contractor will usually agree with the owner to deliver completed project and to take over the entire responsibility for each phase of the construction. The contractor is the one that will procure the materials needed for construction, hire professional help and get the subcontractors on site. All these different people will be in constant contact with the GC, not the owner, and the owner won’t have to manage them or even communicate with them.
Here is a short overview of the GC’s responsibilities:
- Make an estimate for the cost of the project and bid on it
- Agree the details and sign contract with the owner
- Agree the details and sign contracts with the subcontractors
- Arrange the required documentations
- Create a payment schedule
- Pay for the materials and for the work the subcontractors did
- Make schedule and managing people
- Procure the materials
- Take care of the plans
- Monitor the work on site
- Resolve any issues
